Hi, this is Daniel from One Percent Property here with your weekly market update on Friday, the 22nd of January 2021. What a crazy start to the year it has been. Queensland over the last seven days, had 1,514 sales, which is a pretty good ramp-up, showing lots of activity, lots of properties changing hands, which is good. An auction clearance rate of 67%, again, very, very strong. And in our Inner North area, Kedron and the surrounding suburbs, 37 sales this week, which again is a very, very strong number.


Some notable sales in our local area, Five at 150 Stafford Road in Gordon Parks sold for 560,000, great result there. Five at our Lowry Street in Stafford, that one achieved 681,000. And 57 Sunny Ave in Wavell Heights sold for $780,000. All very, very strong results. Congratulations to everyone involved in those deals. Locally, we have had a very, very busy week. As I'm sure people living in the area know, things are very hot at the moment in our local area. 17 Sedgemoor Street, we launched last Monday. By Saturday, I'd had over 300 buyers through that house. 300, that's not a mistake, in six days. That one went under contract on Saturday after just six days on the market for higher than the vendor's expectation.


205 at 58 Thistle Street in Lutwyche, we had our first open home last night after just four days on the market. Four days on the market, I've had four offers, and I'm pretty confident that one is going to go under contract today as well for quite a bit more than the vendor was expecting. 23 Hunter Street in Everton Park, we signed that up on Friday morning last week. Sunday had it under offer for significantly more than the vendor was expecting. Another really fantastic result. Didn't even have a chance to get the photos taken of that property. Coming soon, 186 Turner Road in Kedron, another beautiful home in Kedron, just sorting out a few things with the vendor. That'll be on the market in the next couple of weeks. 8/2 Riverton Street in Clayfield, beautiful modern apartment. That'll be on the market next week.


It really is an incredible time to sell at the moment. One of the big factors that is pushing everything so high and that is making it such a hard time for buyers to find a property is that there's around 30% less homes on the market now as they were last year. So there's lots and lots of buyers in the market, and there's 30% less properties listed for sale as there were last year, which means demand is much higher than supply. And it is a fantastic time to be selling property in Brisbane.
