Hi, this is Daniel Hooper from One Percent Property here with your Weekly Property Market Update on Thursday, the 29th of April, 2021. So what has been happening across Kedron and surrounding suburbs and our beautiful City of Brisbane over the last seven days in property? Well, in Queensland we had 1,440 sales over the last seven days, which is a good number. It shows a lot of properties changing hands. 81% auction clearance rate compared to around 22% this time last year. Again, very, very strong. The market is obviously maintaining that strength going into the second quarter of 2021. In the Inner North, we had 27 sales, which is a good number, with a couple of notable sales: 196 Turner Road in Kedron, I sold that one myself. It is on a 425 square meter lot, it is a small, two-bedroom home, it had wood rot on the deck, and we got $700,000for that property, which is a cracking price for such a small home on a small lot in Kedron. Also, 5 Chesilton Street in Kedron, that want to achieve $835,000, which is actually a pretty good deal for the buyer because it's an 817 square meter lot. So some pretty good buying there, in a very difficult market and shows that it is possible to get good deals, you've just got to look really, really hard. This week property prices are up 0.4% across Brisbane, 1.7% for the month, and 6.3% since the start of this year, which is big numbers, shows that there's a lot of strength and things are really still moving in the right direction. Very, very good news for homeowners across Brisbane. And we are only behind Sydney as far as price growth this year. We're ahead of all the other capital cities in Australia. The stock on the market, the number of properties for sale is still 25% below the five-year rolling average, but that is an improvement on the 28 - 30% that we've been seeing since it started the year. So shows a few more properties coming onto the market, which is good news for buyers because once that deficit levels out the craziness in the market is certainly going cool down a bit. At One Percent Property, it's been another really big week, probably the biggest week we've had. 16 Besson Street we launched last Monday, that one went under contract on Saturday for the highest price ever achieved for a four-bed, one bath in Stafford Heights. 21 Belfort Street also in Stafford Heights, that one also launched on Monday, was under contract by Saturday, for a suburb record as well, and 9/159 Clarence Road, in Indooroopilly, that one took a little longer, took a few weeks to sell, but we got the result for the owner and we had that under offer on the weekend, over asking price. We also launched this week 28 Folkstone Avenue in Albany Creek, that one will be doing the first open home tonight. I'm expecting big things. 2/67 Benson Street in Toowong, again lots of interest. We'll be holding the first open on Saturday. And 21/300 Cliveden Avenue in Corinda. So three beautiful properties all come to market this week. This week we also settled on a number of properties: 8/2 Riverton Street in Clayfield it sold and settled, 34 hunter Street in Greenslopes an off-market sale in 24 hours, that one is settled this week, 186 Turner Road in Kedron, which I went through before sold and settled for $700,000, 122 Leckie Road in Kedron, a block of four, two-bedroom apartments, on 800 square meters. That one is settling today for $1.225 million, which is a great result compared to some of the other apartment building results that have happened in the area. And also 5 Blackton Street, a little bit out of the area in Logan Central, that one is sold and settled tomorrow. So obviously, there's a lot of properties moving hands, a lot of things happening in the market.
