Hi, this is Daniel Hooper from One Percent Property here with your Weekly Property Market Update for Kedron and the surrounding suburbs, coming to you on this beautiful Thursday, the 18th of November 2021. So what has been going on across Kedron, across our beautiful area and across our beautiful state in property in the last seven days? Well, in Queensland, we had 1,689 sales, which is another very high number. It shows that lots of properties are changing hands in that lead up to Christmas. We had 86% auction clearance rate, up on 50% this time last year, it is still very, very strong. In the Inner North, we had 37 sales. Which again, is a good amount of sales, it shows lots of properties moving hands. Some notable sales in the area:

  • 27 Kedron Street in Kedron—it's a 600 square meter block of land, very nice home, sold for 1.75 million.

  • 38 Dorrigo Street in Stafford Heights sold for 1.175.

  • And the big one this week, another suburb record for Wavell Heights—12 Hewitt Street in Wavell Heights sold for a whopping $2.485 million.

It's really crazy to see those prices changing so quickly in the sought after areas around Wavell Heights, Kedron and Gordon Park. In the media this week, Brisbane is now the fastest growing property market in the country, we've overtaken Sydney. In October, we went up two and a half percent, which is the fastest out of any capital city, out of any property market in the entire country. An interesting factor is that other cities and other markets are starting to show signs of slowing down. The Sydney and Melbourne markets, their growth is half of what it was about six months ago, but the Brisbane growth in October was the highest we've had all year. There's speculation, obviously, when the borders open, we're going to get a lot of influx of people coming interstate, so that may have an effect on property prices. It may help Brisbane actually spur and continue to take the lead in the growth market. As far as One Percent Property this week, it has been another big week. We're leading up to the end of the year, trying to squeeze as much in as possible.

  • 13 at 128 Barton Street in Everton Park, beautiful townhouse. That one, we launched on Monday. We sold it on Saturday for the most expensive price ever achieved for a three-bed, two-bath, one-car, townhouse in the suburb, by about $40,000.

  • We've also launched 182 Turner Road this week. That one currently is off-market, it's only accessible to people in my database. It's a three-bed, two-bath in Kedron. It's 1990s build, architecturally-designed, high ceilings. Really, really cool home. Very, very unique. If you'd like to see it, please get in touch with me. We will not be going to the market until well into next year, if it doesn't sell off-market.

  • 1 at 58 Lisson Grove in Wooloowin—ground floor apartment, front and back courtyards, direct access from the garage. It's a cracking little property, walking distance to the train station. That is going to be open tomorrow at 11:00 AM.

  • And 73 Canopus Street in Bridgeman Downs—it is a home that is almost new build, it's four or five years old. It's a four-bed, it's a beautiful family home on 499 square meters, walking distance to park, walking distance to restaurants, and walking distance to public transport. It is a very, very popular property and will sell this weekend. So if you'd like to check it out, please come along.

  • Also, 37 Chigwell Street in Wavell Heights—that one will be coming to the market on Monday. It's a knockdown or a renovator. It's on 600 plus square meters in a great part of Wavell Heights. That will go very quickly, because over 600 square meters in that area of Wavell Heights is very, very hot property. If you're interested, please give me a call.

  • Also this week, sold and settled, 6 Sunny Avenue in Wavell Heights. That was also a knockdown property on just over 600 square meters on Sunny Avenue. We achieved 1.26 for that, which is a price record for a knockdown in Wavell Heights.
