Hi, this is Daniel Hooper from One Percent Property, coming to you with your Weekly Market Update on day three of our latest COVID lockdown, Friday, the 2nd of July 2021. So what has been happening in our beautiful suburb, in our beautiful area in Kedron and the surrounding suburbs over the last seven days? Well, in Queensland, we had 1,378 sales in the last seven days, which is a good result. Lots of properties changing hands. A 68% auction clearance rate, up on 52% this time last year. In the Inner North, we had 33 sales in the last seven days, which again is another good result. It shows that properties are still being sold. There's still buyer confidence in the market. And obviously, a lot of properties are changing hands, which is definitely good for homeowners in the area. A few great sales over the last week: 155 Turner Road in Kedron, that one cracked $1.28 million. 27 Jardine Street in Kedron, $1.58 million. It's great to see a number of properties going for over $1.5 million on the west side of Gympie Road. Go backwards a year ago and that would not have been happening, so it's really, really good to see that price growth in our local area. 37 Dorrigo Street and Stafford Heights, that one sold for a whopping $1.6 million, which is a huge price for Stafford Heights. I'm sure anyone would agree. And again, great to see those prices being achieved in our local area. In the media this week, the market continues to show a lot of strength. We ended the financial year in Brisbane with a 13.9% price growth, which is massive. And it's really, really impressive when you take into account that 10.8% of that 13.9 was actually in the last six months in 2021. I'm really excited to see what is going to happen over the next six months and what this calendar year price growth is going to be like in our local area. One other point is there's a lot of new listings coming to market. New listings are increasing, but stock is remaining very low. What that tells me is that although new properties are coming on, they're selling very quickly. They're not remaining on the market. So obviously the stock levels are still around the 25% lower than the five-year rolling average. At One Percent Property this week, 97 Samuel Street in Camp Hill is sold and settled. We put that property under offer in four days. The original owner... sorry, the original buyer started to play games and that contract fell through. I had it back under offer within 24 hours for a higher price. That is now settled and we have a very happy buyer. We have very, very happy vendor. 12/159 Clarence Road in Indooroopilly is sold and settled. That property sat on the market for four months with another agent. We relisted it with me, cleaned it up, presented it for sale, got everything done properly, and sold it in four days with three offers on the table. Very, very happy vendor and obviously very, very happy buyer as well.

172 Gympie Road, I mentioned last week that property has not even made it on realestate.com yet. We have an offer on it and it looks like it is going to go under contract without even getting online, just through my database. And obviously, that's something that is an added service that I offer, is really trying to get that pre-market connection. And 19 Bligh Street in Nundah, beautiful, double story, four-bedroom home, that will be going to auction later in the month. So keep an eye out for that one as well.
