Hi, this is Daniel Hooper from One Percent Property coming to you with your Weekly Market Update. It's actually early on Saturday, the 26th of November 2022. It's been a big week, so just trying to get this out before we have our nine open homes today.


In Queensland this week there were 1,180 sales, which is basically on par with what we've been seeing over the last few months. Not a lot of change there. Auction clearance rate of 36%. Again, very much on par with what we've been seeing. The inner north had 26 sales across Kedron and surrounding suburbs, which is a good number. But again…this report this week is probably quite boring because there's just not been a whole lot of change over the last seven days.


A few notable sales:

  • 104 Kitchener Road in Kedron—that was a really nice new build or brand new renovation. Four-bed on 592 square meters sold for $1.4 million.

  • 7 Sarina Street and Stafford Heights—five beds, 728 square meters. That sold for 1.45 and

  • 18 Wade Street in Nundah—that's five beds on 668 square meters that sold for 2.045 million.

So it's still, you know, what I'm finding at the moment in the current market is that the homes that are really well presented, really, really well finished and ready to move in are still getting premium prices. Certainly compared to what we were getting 12 to 18 months ago. The properties that need work, the properties that have issues, properties that are renovators flood zones, things like that—they're taking longer and people are being much more fussy about buying them. So that's that's really a clear run down, I guess what the situation is, which property is getting hit more by the current price drops were having.


In the media this week, again, not a lot happening, prices are down 1.9% over the last 28 days which is very much on trend of what we've been seeing recently. 0.4% down over the last week. Yeah, nothing, no new news that can come through this week that is sort of pertinent to the property market. The rental market again is still very, very low. So all of the figures that we've been seeing…the vacancy rates are still very, very low, less than 1%. So all of the figures we've been seeing over the last few months really is just continue through into this week there hasn't been any new announcements or any new news stories that really have affected the trend of the market.


At One Percent it's been another really big week. I spent the first half of the week down in Sydney at a conference. We're opening a new office in Kedron—we’ll be opening doors January 2nd. So we joined the system in running an ethical and efficient real estate office. Obviously, I myself have been operating for a few years now. I have my own systems but they're quite hard to transfer to other people. So, we've joined a system called the Pittard Group which focuses on ethical real estate—making sure that people get the best service and the most ethical service with their real estate agent because I know it's, obviously, we're in an industry that isn't particularly known for its ethics. Since getting back on Wednesday, we've launched a couple of new properties, so:

  • 95 Brook Street in Windsor, it's a low set renovator. It's on a good block in a good part of Windsor: 405 block. Lots and lots of potential. It's actually got a decent amount of floor space. It just needs to…either a facelift or raise and build out or an extension. It's got a beautiful location, just 350m away from the Kedron Brook. So lots and lots of potential with that one; just waiting for someone to come and make their own.

  • 17 Bass Street in Paddington—405 block, three-bed, one-bath character home, beautiful city views. Potential to be raised and have even better city views. That's a really exciting one that is launched this week and have our first open this morning as well.

  • 2201/141 Campbell Street in Bowen Hills. Very, very tidy two bed, two-bath, two-car apartment, launched this week as well. We have an open this afternoon. That property is quite unique in that you don't normally get two-bed apartments that have two car spaces. That one's been very popular as well. So, I think we're gonna have a good open there today.

Currently on the market, we have:

  • 64 Childers Street in Kedron—three-bed, one-bath, entry-level home in Kedron, $850,000. Very, very well priced compared to the other properties in the area. It's had a fresh cosmetic renovation and it's ready to move in before Christmas.

  • 2/30 Railton Street in Aspley—massive, freestanding town home over 200 square meters of internal space. Three-bed, three-bath, two-car where that one is on for high sixes around 700 and look, it's been very popular. So if you want to come check it out we're there at nine am this morning.

  • 67 North Street in Kedron—four beds, two-bath on a 607 block. It's a blank canvas. It's a very, very good location on North Street. It's got a lot of potential; just had a price adjustment as well to 950. We are open there this morning again so, if you want to come take a look, please let me know.

  • 72 Imbros Street in Nundah—that's a 401 square meter block of land. Currently just inspection by appointment. Obviously, if you're interested in looking for a block of land in Nundah, I can send you all the information.

  • We've got 1 Deramore Street in Wavell Heights—beautifully renovated, four-bed, two-bath home. It's on a corner block. It's a good opportunity. It's very, very well priced.

  • 24 Beeby Street in Wavell Heights—that property is a large 607 block. It's got a big home on it, it needs a bit of work but it's a very, very good opportunity to get into a good street with a price that's under a million dollars.

  • 61A Boughton Road, as well, in Kedron—massive home, massive block, very unique. That was available by private inspection.

Coming soon as well this week; we signed up two beautiful new listings, so:

  • 96A McLennan Street in Wooloowin—four stories, it's a townhouse but it is freehold, bottom level car park, mid-level living, third level bedrooms and then it's got a beautiful, private rooftop area that has sweeping views of the city. The views of the city are some of the best I've ever seen. They're really, really good.

  • 31 Armentieres Street in Kedron—It's a big, four-bedroom home. It's on a large block, it's in one of Kedron's most sought-after streets and it will be launching in January as well.
