Hi, this is Daniel Hooper from One Percent Property coming to you with your Weekly Market Update for Kedron, Gordon Park and surrounding suburbs. It's Friday, the 20th of January 2023.


In Queensland this week we had 1083 sales. That's a pretty subdued number. It's up on the 600 last week, but still quite low. Auction clearance rate of 23%. I'm quietly hoping that is still due to the time of year and not, not due to the market. That's, that's very, very low. In the north, we had 12 sales again—very low. Nothing that I would say, is notable over the last week, but you know, I'm expecting, obviously, things to start picking up as people come back from holidays and get back into work, and start to think about moving and buying, and all the other things that they forgot about Christmas.


In the media, nothing of note this week, but the down trend is continuing. December showed a pretty, pretty poor result across the board and in Kedron, and the surrounds the worst, worst hit suburb was Wavell Heights—declined by $50,000 across one month. That's 4.7%, which is significant for a single month. Again, could be an anomaly. Hopefully, won't be as bad the next month, might bounce back, but that's just what we're reading. In December, other areas around Kedron and Gordon Park—between 2.5 and 3% over the course of the month. So, we're still seeing a fairly significant downturn. You know we peaked in April last year. We've dropped 17-20% since then. I have noticed over the last probably, seven days that there does seem to be more activity. So, we've signed up for listings this week. A lot of them are new contacts. So, there's people certainly thinking about selling. Also, we're getting more buyer inquiry which is all pretty positive, and it could be a very, very early ground-level indicator that things are starting to, hopefully, get towards the bottom of this downtrend. Obviously, it's gonna be very dependent on the decisions made at the high level of government—rates and all the other bits and pieces. But I do believe in the next three months, that we’ll see the bottom of this. Very, very much hopeful for that for sure.


At One Percent, it's been a massive week. So, open this weekend we've got:

  • 67 North Street in Kedron, 10 AM. Very, very good street. It's a great opportunity. It's got a lot of value to be added.

  • 32 Childers Street—also in Kedron. One of the best value properties in Kedron. Four-bed, two-bath, 405 block, flood-free. It's a dead-end street. It's walking distance to parks and public transport. That one is on for $819,000. And it's open at 11am tomorrow.

Coming soon—lots of new properties coming soon. So, if any of these, sort of tickle your fancy, please give me a call.

  • 31 Armentieres Street—it is four-beds, two-bath, three living spaces, two dining rooms, two kitchens, 600+ block on Armentieres Street. One of Kedron's most tightly held and sought after streets. Dead-end Street, near Padua. Very safe, very quiet.

  • 23 Glenhaven Street, again in Kedron. That one is back towards Bradbury Park. It's just under 600 square meter block of land. Three-bed, one-bath, big pool, slopes toward the road. Has some flood overlay but block is flood-free. That one's gonna be coming in the next few weeks as well.

  • 19 Parkham Avenue in Wavell Heights—it's a splitter block, two titles, 812 square meters, good condition but very dated. Three-bed, one-bath home. That one will be launching next week pending we've had two offers already might be under contract by then.

  • 24 View Street is a beautiful, modern four-bed, two-bath home on a 600 plus block on View Street in Kedron.

  • Lots of lots of Kedron properties at the moment, which is exciting. That one will be coming in a couple of weeks as well.

  • 134 Leckie Road also in Kedron—development site. So, 559 square meters, low-medium res. It's got a house that can be removed which is extremely rare for the area. Most properties are protected so it's perfect for a small apartment block or something of the likes.

  • 3311/35 Burdette Street in Albion—entry-level property, one-bed, one-bath, one-car apartment, big storage cage. Good little area. It's in Albion but it is in a totally flood-free area, no water anywhere near this property. So, it's a good little opportunity to get into a great suburb.

  • 1 Florentine Street in Chermside West—three-bed, three-bath, but it's very, very unique. Brick-build, double brick, super high vaulted ceilings, multiple living spaces. It's got a nice study, great outlook over the suburbs.You can see Moreton Bay. It's a very unique property and

  • 9/27 School Street in Kelvin Grove—two-bed, two-bath apartment. Entry-level, very clean and tidy.

All of these properties coming up in the next 3 to 4 weeks.
