Hi, this is Daniel Hooper from One Percent Property coming to you with our Weekly Property Market Update for Kedron, Gordon Park and the surrounding suburbs on Friday, the 11th of November, 2022.

So in Queensland this week, we had 1,194 sales, a little lower but pretty much on par with what we've been seeing in the last few weeks. 33% auction clearance rate. Again, on par with what we've been seeing. In the inner north, we had 22 sales, slightly lower, probably, than one we've been seeing in the last weeks and months.


Some notable sales:

  • 27A Byth Street in Stafford—four beds, 405 square meter block of land sold for 1.35. That's a great result for that sort of home, on that sort of size block.

  • 31 Belnoel Street in Wavell Heights—that is a four bedder as well. That one sold for 1.175.

So still some good results coming out of our area—certainly, probably not the crazy results we were seeing 6 to 12 months ago.


In the media this week, the property prices down 0.3% over the week. 1.8% over the last 28 days. Very consistent. It's not speeding up. It's not really slowing down either. I'm hoping that in the next sort of six months we will see this this decrease come to a halt and we'll start to see the market level out. Although, obviously, it's very dependent on what's going on in the world and what's going on in Australia. The USCPI growth or inflation growth seems to have slowed down a little bit, which is positive. It was below what they were estimating, very much too early to read into that but hopefully it's a positive sign, which should have a good effect on the rest of the world. One thing I wanted to say is we're approaching the end of the year very fast. We're running out of time to sell property in this calendar year because really mid-December everyone just disappear. So, if you're thinking about selling or you want to get your property sold before Christmas you need to be moving very, very quickly if that's what you're wanting to do. If not and you wanting to sell in January, obviously, you can move a little slower but it's good to get your agent lined up, get your photos done and get everything ready so that you can launch in January which is a fantastic time to launch your property. At One Percent this week, it's been another really big week. We're capping at the end of the year with with lots and lots of activities:

  • 7/18 Kedron Street in Wooloowin—unconditional, $382,000. It's a one-bed, one-bath apartment in an old, sort of, blond brick, six pack, which is 382 is a fantastic price for that sort of apartment.

  • 2301/179 Alfred Street in the Valley—that is under offer after the first week.

  • And also this week, we had 17 Arkin Street in The Gap, which we put under offer. That one took about five weeks. We went through four or five different offers, until we found the right one to present to our vendor, and again, that's a differentiation with One Percent Property compared to your traditional agent. I'm not just gonna twist your arm to accept the first offer. We're gonna find the right offer. That is the right price for what you're after.


New listings this week:

  • 15 Belfort Street in Stafford Heights. Beautiful, executive home, five beds, multilevel. It's got a big 644 square meter block of land. It's got an incredible aspect—looking all the way out, you can see the gateway and and Moreton Bay. It's a really, really nice home in a really fantastic location.

  • 3 Chaplin Street, also in Stafford Heights. Big 668 square meter corner block. It's got four beds, one bath. It's all single level. It's got a big pool, lots of yard space, big kitchen, two separate dining areas, two separate living areas. It's a big home and it's ready to move in and it's a brick home as well. So, obviously, very, very well built.

  • 64 Childers Street in Kedron—that will be launching next week. It's an entry level property into Kedron. Three beds, one bath built-in downstairs but not legal height, 405 square meter block of land. It's been repainted inside and out. It's had new flooring and new fixtures. It's ready to go and we're looking at 850 for that one.

On the market at the moment:

  • 72 Imbros Street in Nundah. It's a 401 rectangle piece of land. It's got plans attached to it. It's got a pool already installed, ready to go. If you think you might be interested to get in touch.

  • We've got 1 Deramore in Wavell Heights. It's corner block. It's fully renovated. Four-bed, two-bath. It's got a lower level that isn't legal height. Lots and lots of space. It's, again, ready to move in before Christmas.

  • We've got 24 Beeby Street, also in Wavell Heights. Bigger block, 607. It's got a beautiful pool. It's got upper level is full legal height, three beds, two bath. Lower level is not legal height, but you've got another couple of utility rooms down there as well. That one we're looking at 950 and again, it's become very popular at this price point so, I think it'll probably sell over the coming weeks.

  • 67 North Street in Kedron—fantastic street. It's a four-bed, two-bath home. It's on a big 600 plus block and it is again ready to move in before Christmas.

  • Finally, 2/30 Railton Street in Aspley. That property was on the market, there were a few rectifications needed to happen so we took it off. We’ll be relaunching in a couple of weeks. It's a huge townhouse, more than 200 square meters. We'll be looking around the 700 mark for that particular one.
