Hi, this is Daniel Hooper from One Percent Property coming to you with your Weekly Market Update for Kedron, Gordon Park and surrounding suburbs. It is Friday, the 9th of December 2022. A few weeks left to the end of the cannot believe how quickly it has come.
In Queensland we had 1,269 properties sold over the last week, which is in line with what we've been seeing. 32% auction clearance rate. In the inner north, there were some notable sales:
67 Alva Terrace in Gordon Park—three beds on 759 square meters. Sold for 1.405 million.
48 Broughton Road in Kedron. That's a three-bed on 405. That's all for $701,000. I've got that one in there as a notable because it's crazy, that we're seeing properties selling in Kedron for $700,000 again. I did not think that the price would sort of go back that far. Go back 12 months and even a really bad property in Kedron—you'd be looking at 850, 800 - 850. So, it's pretty interesting to see that, the price has sort of walked back quite a lot since this time last year.
19 Tathra Street in Stafford—now that is on the other end of the scale. It's a four bed or 405. We've got a cracking result of 1.533 million.
In the media this week we had another rate rise. Another 0.25% which, obviously, means people are tightening their purses, borrowing powers are going down. The climate continues to be quite tough in regards to selling. Prices in Brisbane are still trending down by around 2% every 30 days. I'm hoping we're going to sort of see the bottom of that trough in the coming months. But at the moment, it's still moving down fairly quickly.
At One Percent over the last seven days, it's been a massive week.
54 Somerset Road sold and settled. That one took a very long time to get there. But we eventually sold it. We sold it to a guy that actually was involved in building it back in the seventies. So, quite a cool story there.
2301/179 Alfred Street in Fortitude Valley—that one we sold in the first seven days. We sold for the highest price seen for that sort of apartment in that building and that one is just settled this week as well.
and 17 Arkin Street in The Gap. Again, that one took me about eight weeks to sell but we got there in the end, we went through four or five lowball offers. We got an offer in the right range and is actually settled today a few hours ago.
Unconditional this week:
15 Belfort Street in Stafford Heights—nice house on a good street. Great aspect sold for $1.35 million.
We've got 15 Bass Street in Paddington—small home, character, three bed, one bath, city views, 405 block. That's sold after the first weekend for 1.575 and
3 Chaplin Street in Stafford Heights. That one sold after the first week again. I'm not going to publicly reveal the price because the vendors asked me not to but sold quickly and sold for a good price and moved from sale to unconditional, nice and smooth as well.
Under offer this week:
24 Beeby Street in Wavell Heights. It's been a long, long haul for that one maybe six or seven weeks. Lots of challenges but we got there in the end we have it under contract. Should be unconditional next week.
Still available, we have:
67 North Street. It's a big home, it needs renovating but it's in a great street and a great location in Kedron.
1 Deramore Street in Wavell Heights. Fully renovated, good part of Wavell Heights. It's got a good square block, it's fully fenced and it is ready to move in.
Number 64 Childers Street in Kedron. Entry-level home, 850, 405 block, neat and tidy. Had a fresh coat of paint and new flooring. Again, ready to move in.
61A Broughton Road in Kedron, massive 400 plus square meter house on a massive block, battle axe so very private, brick construction. Very, very, very solid and plenty of space, massive pool at the back. It's a good opportunity at 1.5.
95 Brook Street in Windsor, single-level home. It's on a 405 block, it's a renovator, but it's priced well at $900,000 for Windsor.

31 Armentieres Street is a big family home. Lots and lots of space, multilevel, good sized block and also
23 Glenhaven Street in Kedron. Three-bed, one bath, great block, big pool. It's elevated and it is a fantastic opportunity again, to a good street in Kedron.
