Hi, this is Daniel Hooper from One Percent Property coming to you with your Weekly Market Update for Kedron, Gordon Park and the surrounding suburbs on Friday, the 3rd of February 2023.
In Queensland, this week we had 976 sales, which is not a lot of sales at all. Very few properties changing hands. Very reflective of how I'm feeling on the ground at the moment in that we've got quite a lot of listings they're taking time to sell and to get the right result. We don't just turn them over quickly and push a low price. We get the right result for our vendors. It's taking time to find those right offers because people are not offering as much as they were last year.
Auction clearance rate of 38%. About on par with what we've been seeing. In the inner North, 18 sales again, quite subdued. A few notable ones:
100 Turner Road in Kedron—it's a nice three-bed, sort of Queenslander style, 405 that sold for a million and 60. Good result.
24 Beeby Street Wavell Heights—that was one of mine that settled last week. Three beds, very, very poor condition. It was actually sold for the land, eventually, but we still managed to get $925,000 for that 1,637 square meter block.
In the media, prices are down in January 1.2%. That is a decline in the slowdown in the decline that we've been seeing. Sales are also much lower. So, I'm not sure if it's an anomaly or if it is, you know, I was reaching the bottom of the market, but we'll definitely see that in the coming months. Consumer confidence was up slightly in January. That's fairly common, especially when there's a long, you know, public holiday. In the month people start to feel a bit better about themselves. Obviously, rates decision coming in the next couple of weeks, it's going to have a massive effect on where we go from here. I think we're going to get another rates rise. So, you know, we'll just see how people react to that.

1 Deramore Street, Wavell Heights that is sold and settled today. That was a very challenging sale—lots of things going on, lots of moving parts, took a while. We did get there eventually. And we have just handed over the keys to the new owner of that home who is ecstatic.
3311/35 Burdette Street in Albion. That one we launched last week, we sold it at the first inspection for a price that was much higher than the vendors wanted.
On the market at the moment, plenty of local homes, so:
61A Broughton Road in Kedron—massive family home, battle axe block. If you're looking for a home that's over 400 square meters, you've got a big extended family, this one is for you.
72 Imbros Street in Nundah—that is a block of land. Unfortunately, the contract fell through on that one. Again, blocks of land at the moment ,are quite difficult with the challenges in the building industry. We've got a couple of people are talking to, but certainly, it is available. If you're looking for a good block of land in a good part of the inner north, give me a call.
67 North Street in Kedron—four-bed, two-bath home that needs renovations, but it's on a good block in one of Kedron’s best streets.
95 Brook Street in Windsor—it's a small on a 405 in Windsor, but it's priced at $825,000 which is an absolute steal for any property in Windsor.
We've got 134 Leckie Road in Kedron—it's a development block. It's got a post war home. You can basically do whatever you want with it. Low-medium res, 559 square meters.
1 Florentine Street, Chermside West—that house is right on the border of Stafford Heights, just near the shops there at Rode Road. It's an elevated position so on the map it looks like it's right next to Rode Road. It's actually much higher so you don't get the impact of the traffic. It is a very unique property, massive, massive, vaulted ceilings. Plenty, plenty of room. Lots of really nice views. It's got a renovated kitchen but does need a bit of a cosmetic touch up. Very unique property, will be open tomorrow.
Back on the market,
unfortunately, 19 Parkham Avenue in Wavell Heights. We just found out it's going to be back on the market. That property sold off market or well within 24 hours of going to realestate.com. Plenty of interest around because it is a splitter block. It's two separate titles, 812 square meters. It's in Wavell Heights—it's a great location. It's a very, very good opportunity. It can be a subdivision, town houses, you know, renovation, lots and lots of options for that property.
Launching next week, we have:
24 View Street in Kedron—beautiful executive family home high. It's a high set home. Everything on one level. Big high-vaulted ceilings, four beds, two baths, in a very good part of Kedron.
522 Onslow Street in Ascot—very clean and tidy, one bedroom apartment. Modern and it also has one car space that will be launching next week.
Coming soon we also have
23 and 25 Glenhaven Street in Kedron—one of them, the number 25 is a beautifully-renovated property. #23 is a three-bed, one-bath with a lot of room to add value—has a nice pool in the backyard as well.
31 Armentieres Street in Kedron—big four-bed, three-bath family home, big block. One of Kedron's best streets. Dead end street, no through traffic. Nice and quiet. Big, big beautiful family home that's launching in a couple of weeks.
4 Park Avenue in Alderley is a really beautiful four-bed, two-bath home on a small block near the train. It's very, very unique in that it's much larger than a townhouse. It's a full-size family home. It's a full-size family home it's just on an easy to maintain block.
9/27 School Road in Kelvin Grove—two beds, two bath, nice apartment. Will be coming in a couple of weeks’ time, as well and also
5 Victoria Street in Brighton—which is a small renovator, very near the water. They're great location there. That will be launching in a few weeks as well.
